Everything is a wind and salt decision
On the front line the limiting factor isn't sun or soil, it's salt-laden wind — it burns soft new growth, strips flowers and desiccates anything with a big soft leaf. The answer is a windbreak layer of genuinely coastal plants doing the suffering on the outside — westringia, coast banksia, correa, pigface — so the softer things behind them get a garden to live in. Plus a rinse-down of foliage after a big blow, which costs nothing and saves plants.

Why the same plant dies on level twelve and thrives on level two
Half the gardens out here are in the air, and height changes everything. Wind speed climbs the further you get from the ground, glass and render throw heat back at the pots, and salt carries further up than most people expect. A balcony garden isn't a small garden — it's a different climate on every floor.

Wet soil is heavy — a row of big planters can add serious weight to a roof or balcony slab, and most strata by-laws have something to say about it. We'll flag anything that needs the building manager or an engineer to sign off rather than finding out later.

Sandy soil: the bit everyone skips
Much of the coastal strip is old dune sand — water and fertiliser run straight through it, and once it dries out badly it can start repelling water altogether. Compost and organic matter through the beds, a wetting agent on the problem patches and mulch on top fixes more coastal gardens than any change of plant ever does.

What's the best lawn for a garden near the beach?
Buffalo, in almost every case. It handles salt air and part shade better than kikuyu or couch, which matters on blocks shaded by neighbours or fences, and it stays thick enough to keep weeds out. Mow it high — around 40 to 50 mm through summer — so it shades its own roots and holds moisture in sandy soil.
