Nobody at all for the first week, light foot traffic from about week two once it has rooted, and normal use from around week six. The test is simple: lift a corner, and if it resists you it has rooted into the underlay. In warm weather that is usually two to three weeks; turf laid in winter can take twice as long, because it barely moves until the soil warms.

It is quoted per site, and the turf itself is usually the smaller part of the number. What moves it is how much of the old surface has to come out and go away, how much levelling and underlay the ground needs, whether drainage has to be addressed, and access — a site where pallets can be dropped beside the area costs less than one where every roll is barrowed through a gate. Buffalo, and even then there is a limit. Buffalo varieties like Sir Walter are the most shade-tolerant of the warm-season turfs, but they still want three to four hours of direct sun a day. In a permanently overshadowed courtyard between buildings, or under a dense mature canopy, no variety will hold and the right answer is shade planting, mulch or a hard surface. We will say so rather than sell you turf with nine months to live.

Couch and kikuyu. Both are hard-wearing and, more importantly, both self-repair quickly by sending runners across damage, which is what actually matters on a site that gets used. Couch gives the finer finish and is the usual choice for sports and play areas; kikuyu is faster to recover but vigorous enough to invade garden beds, so it needs a hard edge to contain it.

Yes, and it needs to come out rather than being turfed over. Laying new turf on top of old lawn traps a layer of dying thatch that stops roots getting through and holds water against the new turf. More than most quotes include. The subgrade needs ripping or scarifying so it is not a smooth compacted pan, levels need setting with a fall away from buildings, and around 100 mm of turf underlay goes on top of that. Roots have to be able to grow through the join into the ground below — if they cannot, the turf is effectively a mat sitting on concrete and it will fail under traffic within a year or two.

Yes, and it is often cheaper because demand is lower, but it establishes far more slowly and will sit almost still until the soil warms in spring. If a site has a fixed opening date over summer, laying in autumn or early spring is the safer plan. What you must not do is lay in winter and then open the space on the normal six-week timeline — it will not have rooted.

A great deal at first, then rapidly less. Soaked immediately on laying, daily for the first week and more often in hot weather, alternate days through weeks two and three, then stretching out to deep soaks once or twice a week from about week four. The mistake is not stopping too soon, it is never stretching the interval — light frequent watering forever keeps roots shallow and gives you a lawn that collapses in the first heatwave.

If you are going to install it at all, yes — before the turf, not after. Retrofitting pop-ups or drip lines into an established lawn means cutting it open and repairing it. On a commercial site where nobody is going to stand there with a hose for six weeks, an irrigation system on a timer is usually the difference between the install succeeding and failing.

Sometimes, and we would rather be straight about it than pretend otherwise. It makes sense in deep shade where nothing will grow, in tiny enclosed courtyards, and in areas of constant concentrated wear. Against that: it gets significantly hotter than real grass in Sydney summers, it provides none of the cooling or stormwater absorption, and it has a replacement cost at end of life. Turf installation on retail, school, aged care and office sites regularly has to happen outside operating hours or during holidays, and it suits the job anyway — the area needs to be closed off for the first fortnight regardless.
